RISK TAKING

I receive dozens of emails and see many posts in our post-it.htm page relating to risk taking.  Questions such as:  "Can you guarantee that I will make a success if I purchase your material?"  Can you give me some success stories form people in my "state" "county" or in some cases in their own "city or town"?  "Does the letter writing technique work in ???? my state?"  "What are the downsides or pitfalls in this business?"  Comments like these are obviously not coming from those willing to take a risk.  About 95% of the time they never invest in my material or that of anyone else who is providing information about this highly profitable and fun business.  Obviously, neither I nor any other publisher of material on this subject can guarantee anyone success.  The only person who can guarantee you success is you.  It is apparent that in order to be successful in this or any other venture you must be willing  to  take a risk.  Life is risk taking.  Those who are unwilling to take a risk are the greatest losers.

I am reminded of the story in the bible of the talents given to three different servants.  I think you all know the story.  Who was the most blessed and who gained the most.  "The one willing to take a risk."

I cannot tell you how many success stories that I receive from customers who ask that I not publish them.  One example was a lady from California who used our letter writing technique and picked up several lots in a well developed gated community for $25.00 each.  She made the mistake of just telling one person where she was being so successful.  Guess what?  That person with whom she shared this valuable information obtain a list of all the property owners in that subdivision and starting writing letters but offering $100 instead of $25.00.  Instead of doing his own prospecting and locating  his own little gold mine he became a "claim jumper."  He could have done just as well in hundreds of other subdivisions located throughout California but chose to use another person's research to his advantage.  The sharing customer lost a 30 acre tract due to her sharing.  It doesn't really matter.  She says she has sold 14 properties in the last few weeks and is now on a buying spree and letter writing frenzy again.  She is now targeting other subdivisions in other counties plus continuing in those where she has a phenomenal success rate.

I can tell you that I have acquired hundreds of properties in California using the letter writing technique and the form letters and enclosures in the California manual and every other state manual.  I do not mind telling you where, either.  I have had the greatest success in Kern County (California City area), Imperial County (Salton Sea area), Riverside County (Lake Ellsinore are), San Bernardino County (several different areas),  Kings County, Contra Costa and Lake Counties.  I just have not tested the waters in many of the other counties.  However, I did pick up one property in Orange County which does not have very many delinquencies and one in Los Angeles County, plus two really nice properties in San Diego County.  What I do is write the tax collectors for the "ABSTRACT OF DELINQUENT PROPERTIES".  Some of them have it on microfiche ( I had to buy a microfiche viewer and transfer the info from the microfiche to a database) and others have it in a digital format.  They must furnish it to you at the direct costs of reproduction according to their own public record statutes.

I keep on sharing because I have been in this business long enough to understand that there are so many opportunities that I cannot take advantage of even  one tenth of 1% of them just in my own area.  Even one tent of one percent is enough to make a lot of money.   I still think, even through there are a lot of "claim jumpers" still around,  that sharing creates gain - not loss.  I still do the letter writing on occasion but do not have time to work even a tiny portion of those areas  that can  be worked.   I try to use the technique at least twice a year to make sure it is still working. Plus, I no long need the money as badly  as when I first started in this business.  There is so much to do and so little time.  I still believe in sharing.

I firmly believe there is a NATUAL LAW regarding  sharing  that:

"Simply put, the law would be that those living beings including races, nations, and individual persons who do not freely share the fruits of their lives metaphorically wither away and die.  Evidentially, it is a veritable law of life.   Under this law, he who seeks to have, to hold, and miser-like to hoard for himself alone, the fruits of his life, and that includes his outer possessions as well as his discovered wisdom, truth and power;  he who hoards these for himself giving nothing to others, that man will inevitably find that in this own life many of his faculties, including his capacity for love, will, if not expressed, stagnate, and symbolically wither away, or if you like, become atrophied from lack of use.  What we have, we must give.  What we know, we must share.  And, our lives evidentially are best and most fruitfully lived in the expression of love."  Quoted from an essay by:  Sir Godfrey Hodson.

So, I am going to continue sharing the knowledge that I have acquired over the last so many years.  These customers are certainly willing to take a risk.

This is not all you need to know to research properties in any county but it will give you a quick start.  You will learn by doing.

Many think of Florida as being only a tax lien certificate sale state.  The fact is that most Florida counties have one or more tax deed sale auctions each month.  These public auctions are judicial foreclosure sales of tax lien certificates by the holder of a tax lien certificate whether it is a person or the county.  These auctions provide some tremendous profit opportunities.   Contact the clerk of the District Court of each county for  the auction information.  It is their responsibility to conduct the auctions.
