TAX FORFEITED REAL ESTATE
What happens in the State of Arkansas when property owners fail to pay their taxes?
Property taxes are due and payable between the first Monday in February and October 10th of each year. After October 11th taxes become delinquent and penalties are added. During the next two years property owners may redeem their property at the Office of the County Tax Collector. If the property is not redeemed within the next two years, Arkansas Statute 84-1126 requires the County Tax Collector to certify the property to the office of the Land Commissioner. Thereafter the property can be redeemed only by the owner of record or his agent and it must be redeemed from the office of the Land Commissioner.
Arkansas has a total of 75 counties; however,
all tax sales in Arkansas are conducted by the office of the Commissioner
of State Lands.
These jealously guarded secrets revealed by an expert with over 30 years experience in this incredible and exciting business.
